Tenant/Insurance Requirements
Each tenant is responsible for maintaining a valid Certificate of Insurance (Commercial General Liability Coverage) on file with the Management Office. Please submit the Certificate of Insurance via the UI Service Portal.
Your lease describes, "All tenants must procure and maintain during the term of their lease, a policy of insurance (Commercial General Liability Coverage), in form and substance satisfactory to Landlord, at Tenant's sole cost and expense, insuring both Landlord (as an additional insured) and Tenant against all claims, demands or actions arising out of or in connection with: (a) the Premises; (b) the condition of the Premises; (c) Tenant's operations in and maintenance and use of the Premises; and (d) Tenant's liability assumed under the Lease; the limits of such policy to be in the amount of not less than $2,000,000 combined single limit for bodily injury and property damage per occurrence. Tenant shall also maintain Property Insurance for the full replacement value of Tenant's personal property. Not less than thirty (30) days prior to the expiration date of such policies, standard certificates evidencing renewals shall be delivered to Landlord. Such certificates shall further provide that not less than thirty (30) days' written notice shall be given to Landlord before such policies may be cancelled or changed to reduce the insurance coverage provided thereby."
The following lists a quick reference of the minimum coverage requirements; however, please refer to your lease agreement or contact the Management Office for clarification.

Additional Insureds: NWC 331 Wisconsin LLC, NWC 331 Commercial LLC, NWC 331 Multifamily LLC, and Urban Innovations, Ltd. (Property Management) are listed as Additional Insureds with respect to the General and Umbrella Liability coverages referenced above on a primary and non-contributory basis as their financial interests may appear.
